Aging condos, villas and mixed roof sections

Much of Boca Del Mar went up during the south-county building boom of the 1970s and 1980s. Condo buildings and villa rows from that period often pair pitched shingle or tile sections with flat roofs over breezeways, stairwells and porches. Those flat sections are usually first to go, with ponding water, blistered membrane and sluggish drains.

Single-family homes, including those around Montoya Circle and Del Prado Circle west of Powerline Road, lean toward concrete tile and dimensional shingles, and many are on their second roof. Where a house still has its original covering or a 1990s re-roof, the underlayment and flashing are likely near the end of their useful life.

Because the area is unincorporated, re-roof permits go to the county rather than the City of Boca Raton's building department. Condo and villa associations also require approval before work begins, and in many buildings they control the roof entirely.
