1987–1998 tile roofs reaching the underlayment stage

Mission Bay's subdivisions, including Cordova Estates, Harbour Springs, La Costa, Laguna, Las Flores, Reflections, Regatta, Sonata, The Isle and Ventura, were built with concrete block walls and, for the most part, concrete tile roofs. Many still have their original felt underlayment, now anywhere from 25 to nearly 40 years old.

Concrete tile typically outlasts what's underneath it. The tiles can be intact while the felt below turns brittle, loses adhesion and lets water through at laps, valleys and penetrations. Once that happens, piecemeal repairs deliver diminishing returns, and a tile re-roof with modern self-adhered or synthetic underlayment becomes the long-term fix.

Like the rest of unincorporated West Boca, Mission Bay's re-roofs are permitted by the county. Village HOAs typically review tile color and profile before a replacement goes ahead.

The community sits between State Road 7 and the western edge of development, just below Glades Road in ZIP 33428. The Evert Tennis Academy on Diego Drive is inside Mission Bay, and South County Regional Park, with its golf course and water park, is a short drive west on Glades.

A typical Mission Bay call: a homeowner in one of the 1990s villages notices a stain along a bedroom wall and a musty smell in the closet.
