Rising Roof Services is the nearby roofing contractor for Whisper Walk, about 15 minutes west of our Woodfield Plaza office along Yamato Road. We repair and replace the shared tile roofs over the community's attached villas and low-rise condo buildings, working with section boards, managers and individual owners.

Whisper Walk is a 55+ community of roughly 1,400 villa and condo homes on the north side of Yamato Road, between Florida's Turnpike and Lyons Road. Its five sections, Eastgate, Greenleaf, Parklane, Parkshore and Summerwinds, were built from the mid-1980s into the early 1990s around a chain of lakes.

It's about 15 minutes west of our Woodfield Plaza office, close enough that we can usually look at a reported leak the same week. We're comfortable working with the section associations and managers who make most roofing decisions here.

Shared roofs and coordinated repairs

Most homes here are attached villas and low-rise buildings, so one continuous roof often covers several units. A leak that shows up in one home may begin above the neighbor's, and repairing one unit can disturb the tile, flashing or underlayment on the next.

For that reason, roofing in Whisper Walk is usually handled at the association level or worked out between neighbors. Replacing one unit's roof in isolation can leave awkward seams at party walls and uneven aging across a building, and many associations prefer to plan replacements one building at a time.

With original roofs dating to the late 1980s and early 1990s, the underlayment on many buildings is at or past its expected life. The community is unincorporated, so after the association approves, the permit goes to the county's building division.

Homes are compact, mostly two bedrooms and two baths in the 1,200 to 1,800 square foot range, which means each owner's share of a roof is small but the buildings are long. A single re-roof decision can touch eight or more households, and tile, hip and valley details have to line up across every one of them.

  • Five lettered sections: A is Greenleaf, B is Parklane, C is Eastgate, D is Summerwinds and E is Parkshore, and association records and roof histories are kept section by section
  • Built from the mid-1980s into the early 1990s: roof ages vary building to building, so your building's county permit history tells us more than the community's opening date
  • A clubhouse in every section: clubhouse and pool-building roofs are common property and often run on a different replacement cycle than the villas around them

Whisper Walk buildings and the roof problems each one brings

All 1,446 homes are block-and-stucco villas and low-rise units built between 1982 and 1994, yet their roofs have aged unevenly, building by building.

Villa buildings still on their original 1980s–90s roof

Typical roof: Concrete tile over 30# felt on long, single-story block buildings

What fails first: Felt in the valleys where two units meet, and cracked mortar along the party-wall ridges

Tile Roof Replacement

Buildings re-roofed one unit at a time

Typical roof: Tile of different ages side by side, with seams at the party walls

What fails first: Transition flashing where a newer section butts against an older one

HOA & Villa Roof Repair

Section clubhouses and pool buildings

Typical roof: Tile or low-slope membrane on common-property buildings

What fails first: Flat sections over entries and equipment rooms, starting at drains and edge metal

Flat Roof Repair

Villas facing the community’s lakes

Typical roof: Tile, sometimes with an owner-added patio roof or screen enclosure

What fails first: Patio-roof tie-ins and screen attachment points, hit by rain driven across open water

Roofing permits in Whisper Walk, FL at a glance

Who issues the permit
Palm Beach County PZB Building Division, since Whisper Walk is unincorporated
High-Velocity Hurricane Zone
No — but wind-borne debris rules and Florida product approvals still apply.
Other approvals
Your section association (Greenleaf, Parklane, Eastgate, Summerwinds or Parkshore) under its governing documents
  • Section approval comes first. The county application goes in once the board signs off on the scope and product.
  • Permits are listed by address in the county’s ePZB records, so a board can compare the roof history of every building before ranking replacements.
  • Where the association owns and maintains the roof, it is typically the party that signs the notice of commencement; owner-maintained roofs need the unit owner’s signature.
  • Inspectors check the underlayment at dry-in before tile goes back on, then return for the final.

Procedures and fees change — the building office for your address has the final word, and we confirm requirements before every job.

Among the lakes north of Yamato

Each of the five sections has its own clubhouse and pool, with nine lakes weaving between the sections. Lyons Road runs along the west side and the Turnpike along the east, with Glades Road shopping a few minutes south.

A typical Whisper Walk scenario: two neighbors in the same villa building both notice stains near their shared wall after a heavy rain. The leak traces to a failed valley and cracked mortar at the party-wall ridge, straddling both units. We give both owners and the association the same photos and a single repair scope, so the fix happens once and the cost split is clear.

Neighborhoods & communities we serve in Whisper Walk

  • Greenleaf (Section A)

Listed in local records as both villas and condo units, so check whether your documents give the roof to the association or to you before calling anyone.

  • Parklane (Section B)

Keeps its own contractor rules, so work hours, parking and paperwork are confirmed with its management before a crew pulls in beside the villas.

  • Eastgate (Section C)

Long villa buildings where a single valley repair can involve owners on both sides of a party wall and one shared scope.

  • Summerwinds (Section D)

Part of the 1982–1994 build-out; your building’s county permit history says more about roof age than the section’s opening date.

  • Parkshore (Section E)

Has its own clubhouse and pool, whose common-property roofs may run on a different replacement schedule than the villas around them.

What drives roof costs in a Whisper Walk building

How many owners share the scope
A building-wide job spreads mobilization and dumpster costs over several units, while a one-unit job carries them alone.
Tie-in work at party walls
Replacing one unit means cutting in clean transitions to the neighbors’ older roof, which takes extra flashing and careful tile work at each end.
Matching tile across attached homes
New tile has to sit beside tile that has faded for decades, so the section may require a specific color, and sourcing it affects lead time.
Working a few feet from residents
Quiet hours, protected walkways and daily cleanup near lanais are standard in a 55+ community and are planned into each workday.

Every job gets a written, itemized scope before work starts. For published local price ranges, see our Boca Raton roof cost guide.

Why Whisper Walk sections trust us with shared roofs

  • One scope for everyone under the roof

Every owner affected by a leak, and the section board, receives the same photos and the same itemized scope. Nobody has to relay a roofer's opinion secondhand across a party wall.

  • Close by on Yamato Road

Whisper Walk is roughly a 15-minute drive west of Woodfield Plaza. If you phone about a leak, we ring back that day, then time the visit around residents' routines and the section's contractor rules.

  • Building-by-building planning

For boards weighing replacements, we inspect building by building and mark each finding as confirmed or suspected, so reserve dollars go first to the roofs that actually need them.

  • Calm, tidy crews in a 55+ setting

Google reviewers, who rate us 5.0 over 31 reviews, mention punctual crews and everything explained in plain language, which residents here appreciate when work is happening a few feet from their lanai.

Whisper Walk roofing FAQs

If my neighbor's roof is leaking into my villa, who pays?

That depends on your section's governing documents. In some sections the association maintains the roofs; in others, each owner is responsible for the roof above their home. Your governing documents or the management office will say which applies. Our role is to document where the leak starts and what repair is needed, so the association and owners can apply their rules fairly.

Can I replace just my part of a shared roof?

Sometimes, if your association allows it. The challenge is tying new roofing into old at the party wall without creating a weak spot. We use proper flashing and transitions when that's the plan, but a building-wide replacement usually performs better. We'll explain the trade-offs and the association's approval steps before you decide.

Who issues roofing permits for Whisper Walk?

Palm Beach County Planning, Zoning and Building, because Whisper Walk is unincorporated even with a Boca Raton address. Association approval typically comes first. We handle the county permit and inspections, help prepare whatever your association requests, and coordinate timing so owners in the same building aren't surprised by a crew on their roof.

How old are the roofs in Whisper Walk?

Whisper Walk was built from the mid-1980s into the early 1990s, so any building still on its first roof has underlayment well past 30 years old. Many buildings have been re-roofed since, and the county permit record shows when. We check that history along with the roof itself before advising a section board.

Does each Whisper Walk section approve its own roofing work?

Generally, roofing decisions are made at the section level, since Greenleaf, Parklane, Eastgate, Summerwinds and Parkshore each have their own association. Your section's documents and management office set the approval steps. We follow whatever process your section uses and provide the scope, product details and insurance paperwork it asks for.

Should I deal with the roof before selling my Whisper Walk villa?

Start by finding out who controls it. If your section maintains the roof, a buyer will want its age and the board's plans, so ask management for both. If the roof is yours, a pre-listing inspection with photos and the county permit history lets you fix small items or price them in, and buyers' insurers ask about roof age early in the process.
